Here at Kibbs construction we can give you the full package, from that inception thought you had, to the finishing product where all your dreams have come true. We can offer a bespoke structure that will suit each client differently as each project has their own complexities. No project is the same, but we will ensure that the same result is achieved each time. Our aim is to have a customer who is over the moon with the end product.
Single Storey – this is variable, as it can be deemed a permitted development. Rear extensions cannot extend beyond the rear wall of the original house by more than 4m if it is detached; or more than 3m for any other house.
More than one Storey – Yes, planning permission will be required in this scenario. All rear extensions of more than one storey will require householder planning permission. This alone can take up to 8 weeks alone excluding architectural plans which will need to be submitted prior. Here at Kibbs Construction, we can take that out of your hands and deal with the local authority and architectural plans for ease.
General rule of thumb for planning permission on extensions:
- Extensions cannot be higher than the tallest part of the existing roof, or higher at the eaves than the existing.
- Only half the area of the land of the existing house can be covered by new buildings.
- The materials used on the exterior work must be of a similar appearance to those on the exterior of the existing property. Therefore, unfortunately if you are not keen on the existing finishing of the existing build, this will need to be budgeted for as well.
Without planning permission, on average you will be looking at 4-8 weeks for construction of your loft conversion. This is without taking into consideration each individual project has their own complexities.
Virtually all lofts can be converted if no planning legislation is being breached. You do need to consider the height of your roof ridge at the apex of the roof as you will require a minimum of 2.4m. If the measurement is less than 2.4m, despite legislation being relaxed recently, it is unlikely that you would have enough useable headroom clearance.

We will convert your loft in the winter, so should any adverse weather conditions come our direction, this can be averted.
In very rare circumstances. It is unlikely due to the rule changes in 2008. Converting the loft of a house is a permitted development (not requiring planning permission). However, this can be subject to certain limits and conditions.

Loft conversions for both terraced and semi-detached houses always require a Party Wall Agreement. This is due to various factors including the steel beams that support the structure of properties affected.

Kibbs Construction provide a stage payment system that ensures that neither the client or the company are at risk. This will be outlined in the contract process, so all parties understand the process. A final payment will be made when all agreed works plus anything additional that may have been discussed is completed.
The location of the staircase is amongst one of the most important decisions during a loft conversion. It is usually located by the existing staircase or by the side of an existing bedroom and will climb the flank wall.
